Plan features
Main floor. The owner’s wing with its own terrace, the great room, a chef’s kitchen, the dining room, a wine room and a pair of offices. A mudroom and butler’s pantry sit between the garage and the kitchen, and a pool bath opens to the loggia.
Outdoors. A loggia with a summer kitchen across the rear, a pool and spa, then the lawn down to a dock and lift.
Second floor. Three guest suites with their own baths, a game room with a bar, a theatre sized around the screen and the seating rows, and a gym.
What is included when we design it for your lot
The plan is fitted to your setbacks, the flood zone, the view down the water and your community’s design rules. You get floor plans, elevations and sections, plus the engineered structure: the foundation, a concrete or framed second floor, long spans for the great room and theatre, the uplift path, and the window and door pressures. Can a two-story house have the owner’s suite on the main floor?
Yes. This plan puts the owner’s suite, kitchen and great room on the main floor, and puts guests and the family rooms upstairs, so the owners can live on one level.
How big should a theater room be?
Size it around the screen and the number of seating rows. A two-row room usually needs about 14 to 16 feet of width and 20 feet or more of depth, with a raised second row. We set it with you at the layout stage.
What is a Bermuda-style house?
White stepped roofs, pastel stucco walls, shutters and a columned entry, from the island houses of Bermuda. It is common in coastal Palm Beach County.
What is Palm Beach Regency style?
A mid-century Palm Beach look: symmetrical white facades, hip roofs, tall French doors and clean classical trim.
Do you design the dock?
