Every home we design starts as a concept like these. Pick a plan and a style, send us your lot, and we design the house and engineer the structure for wind and flood in one set for permit. Each home is drawn for its own survey, flood zone and wind exposure. Fully remote.

Concept 01. One story, 2,742 sq ft, 3 bedrooms plus study, 2.5 baths, for an 80' lot. Split bedrooms around a great room that opens to a covered lanai.

Concept 02. Elevated, 3,128 sq ft, 4 bedrooms, 3.5 baths and an elevator, for a 50' beach lot. Two living floors over parking, with a deck on the water.

Concept 03. One story, 6,084 sq ft, 4 bedrooms plus study, 5.5 baths. Motor court, club room, wine room, loggia and pool, and a guest casita.

Concept 04. 5,320 sq ft, 4 bedrooms plus office, 4.5 baths, for a 75' bay lot. Garage at grade, two living floors above, an elevator and a 20-foot great room on the water.

Concept 05. Two stories, 6,040 sq ft, 4 bedrooms plus 2 offices, 5.5 baths. Owner's suite on the main floor, theatre, game room, gym, pool and a dock.

Concept 06. A backyard ADU or guest house: 728 sq ft, one bedroom, a full kitchen, a full bath with laundry, and a porch that faces the garden. Drawn behind a house on a 75' × 125' lot, in Key West Cottage, Modern Florida and Spanish Mission. Family, guests or a home office, designed and engineered for your lot.

Concept 07. All the living on one floor, raised a full story over parking on concrete piers: 2,024 sq ft, 3 bedrooms, 2 baths, porches front and back, an outside stair and room for a lift. Drawn for a 60' × 110' canal or bay lot, in Old Florida, Key West Caribbean and Coastal Modern.
1. Send the lot. We need the survey, plus the flood zone if you have it, and a short wish list. Or take the Custom House Design quiz below.
2. Pick a direction. Start from a concept home and a style, or from your own sketch.
3. We design and engineer it. You get the floor plans and elevations, plus the foundation, framing and wind and flood design, in one coordinated set for permit.
Can I buy one of these plans as-is?
No. These are concept designs, not construction plans. Every house is fitted to its own lot, setbacks, flood elevation and wind exposure, then engineered. That is the work we do.
Are your Florida house plans engineered and sealed?
Yes. The permit set includes the structure, sealed by a Florida PE: the foundation, the framing, and the wind and flood design.
Can you change the plan?
Yes. The concept is a starting point. Rooms, sizes, the garage, the style and the number of stories all change to suit the lot and the wish list.
Which plan fits a narrow beach lot?
The Beach House on Pilings is drawn for a 50-foot-wide lot. The Bayfront House fits a narrow, deep waterfront lot with the garage underneath.

Concept designs, not for construction. Plans and images are for illustration. Every home is designed and engineered for its own lot, flood zone and wind exposure; the builder confirms field conditions.
