A one-story estate home that opens onto a loggia and pool court. A motor court and a side-load garage keep the cars off the facade, and the owner's wing has two closets and two water closets. A guest casita with a kitchenette sits across the pool. Drawn for a 120' x 200' lot.

Steep 8:12 standing-seam metal hip roofs with flared eaves over white stucco, a columned entry under a pediment, dark green shutters and a columned loggia.

Long, low flat roof planes with deep overhangs, a tall teak-clad entry with a pivot door beside a water feature, and floor-to-ceiling impact glass.

Two-piece clay barrel tile over cream stucco, a three-arch entry loggia, arched impact windows, and a tile-roofed loggia on stone columns.

Front and rear elevations, drawn to the floor plan dimensions.

Arrival. A motor court with a side-load 3-car garage, so the front of the house shows an entry, not garage doors.
Entertaining. Foyer, dining room and a great room on one axis to the loggia. A club room with a bar, a wine room off the gallery, and a powder room.
Kitchen and work core. A kitchen with a large island and a scullery behind it to keep the show kitchen clean. Mudroom and laundry at the garage.
Owner’s wing. The suite opens to its own lanai, with two closets, two water closets, a wet-room shower and a soaking tub.
Guests. Two guest suites, each with its own bath, in their own wing, and a detached guest casita with a bath and kitchenette beside the pool.
Outdoors. A 728 sq ft loggia with a summer kitchen and dining, a pool with a separate spa, and a pool bath reached from outside.
The plan is fitted to your setbacks, orientation, views and community design guidelines. You get floor plans, elevations, a roof plan and sections, plus the engineered structure: the foundation, block walls, the long loggia and glass-wall openings, the roof framing and uplift path, and the window and door pressures. One coordinated set for permit. Remote.

What is a courtyard house plan?
The house wraps an outdoor room: here a loggia and pool court framed by the main house, the owner’s wing and the guest casita. Living spaces open to it, and it stays private from the street.
What is a scullery?
A second, working kitchen behind the main one, with a sink, dishwasher, storage and counter space for prep and clean-up. It keeps the main kitchen clear when you entertain.
What is a summer kitchen used for?
Cooking and serving outdoors: a grill, a sink, a refrigerator and counter space under the loggia roof, next to the outdoor dining table and the pool.
Can the casita be attached instead?
Yes. A detached casita gives guests privacy; an attached one shares a wall and the roof. The choice depends on the lot, the setbacks and what your community allows.
What is West Indies style?
It comes from British colonial houses in the Caribbean, adapted for the Florida climate: steep hip roofs with flared eaves, white stucco, shutters, deep loggias and columned porches.
Will this plan fit my lot?
It is drawn for a 120′ × 200′ lot. Narrower club lots can take the same rooms with the garage turned or the casita attached. We check the fit against your survey and the setbacks.
