The Plan

The plan at a glance

  • Living (A/C) 5,320 sq ft: main level 2,800 + upper level 2,520
  • 4 bedrooms + office · 4½ baths · 3-car garage at grade · elevator and stair to every level
  • A 36′ × 26′ great room with a 20-foot ceiling · drawn for a 75′ × 130′ bay lot

Plan features

Ground level. A two-car and a one-car garage bay, the entry lobby with the elevator and stair, storage and a covered patio. The pool sits at grade, with the seawall and a dock and lift on the water.

Main living floor. The great room, kitchen with a scullery behind it, and dining face the water, with a full-width terrace along the water side. An office and a guest suite sit on the street side.

Upper floor. The owner’s suite has his-and-hers closets, two water closets, a morning bar and a balcony on the water. Two more bedrooms each have their own bath, and a club loft looks down into the great room.

What is included when we design it for your lot

The plan is fitted to your setbacks, the flood elevation and the view. You get floor plans and elevations, plus the foundation, the elevated floor and balcony framing, the lateral system for a tall, narrow house and the uplift path, with the ground-level enclosure and the elevator drawn to the flood rules. One coordinated set for permit. Remote.

Where we design homes

Pinellas: Snell Isle and Old Northeast St. Petersburg, Belleair, Belleair Beach and Belleair Shore, Pass-a-Grille and St. Pete Beach, Clearwater, Dunedin, Treasure Island. It also suits narrow waterfront lots in Indialantic, Melbourne Beach, Jupiter and Tequesta.

Questions

Why put the garage under the house?
On a flood-zone lot the living floors must sit at or above the required elevation, and the space below may be used only for parking, access and storage. Putting the garage there uses that space and keeps the whole lot for the house, the pool and the water.

Where does the elevator go in a waterfront house?
In a stacked shaft beside the stair, from the ground-level entry to every floor. Elevator equipment and the shaft below the flood elevation follow their own flood requirements, so the elevator is planned with the zone from the start.

What is Anglo-Caribbean style?
A colonial island style: hip roofs with deep eaves, stucco or lap siding, shutters and stacked columned porches. It is close to British West Indies, with a lighter, more open front.

Can this plan have a pool on a narrow lot?
Often, yes: at grade beside the house, or raised on the main living level. Setbacks and the flood zone decide where the pool can go, and we check both on your survey.

Do you design the dock and seawall too?
We engineer docks, lifts and seawall work as a separate set coordinated with the house. See seawall and dock plans.
