The Plan

The plan at a glance

  • Living (A/C) 2,742 sq ft · garage 506 · covered lanai 220 · entry porch 40 · total under roof 3,508 sq ft
  • 3 bedrooms + study · 2½ baths · 2-car garage · 64′ × 66′ footprint · drawn for an 80′ × 125′ lot
  • 8" concrete block exterior walls, hip roof, 10-foot ceilings in the living areas

Plan features

Split bedrooms. The owner’s suite (22′ × 16′) has its own bath with a tub, a separate shower, a private water closet and a walk-in closet. Bedrooms 2 and 3 share a bath on the opposite side of the house.

One open room in the middle. The kitchen with an island, the dining room and the 22′ × 20′ great room run straight through to the covered lanai.

Study at the front door. Double doors off the foyer, so it works as an office or a fourth bedroom.

Garage entry through the laundry, with a walk-in pantry beside the kitchen and a powder room off the foyer.

What is included when we design it for your lot

The plan is fitted to your setbacks and orientation, and the floor elevation is set from the flood zone. You get floor plans, elevations, a roof plan and sections, plus the engineered structure: the foundation, block walls, the roof framing and uplift path, and the window and door pressures. All of it comes in one set for permit. Remote, from your survey.

Questions

What is a split bedroom house plan?
The owner’s suite sits on the opposite side of the living areas from the other bedrooms. The owners get privacy and quiet, and guests or children get their own side of the house.

Why are so many Florida houses one story?
Mostly preference and practicality. A one-story concrete block house on a slab is a familiar way to build here, it keeps everything on one level for the long term, and on a lot that is wide enough it puts every main room on the lanai and the pool.

What is the difference between a Florida room and a lanai?
A Florida room is an enclosed, usually air-conditioned room with walls of windows. A lanai is a covered outdoor room, open or screened. In this plan the lanai is open and covered, off the great room.

Will this plan fit an 80-foot-wide lot?
It is drawn for an 80′ × 125′ lot. The house is 64 feet wide, which leaves room for typical side setbacks. Your lot’s setbacks decide the final fit, and we check them against your survey.

Can you make it bigger, or add a pool?
Yes. Bedrooms, the study, the garage and the lanai can all grow. A pool and an outdoor kitchen fit behind the lanai on a 125-foot-deep lot.
